If you don’t want, or can’t afford, to buy the freehold of your building, you can still get a right to manage your property. Often this will involve a group of leaseholders.
You have a statutory right to take over the management of your building if a majority of the leaseholders agrees. This transfers the right to manage to a company and means residents will be able to appoint their own managing agent to get things done.
Taking on the right to manage puts an end to landlords refusing or taking too long to carry out essential maintenance. However, you do not need to prove bad management by the landlord, you have the right to manage whether he has been good, bad or indifferent.
The process is fairly straightforward, but as with any issue involving your home, it is always worthwhile getting good legal advice to ensure you follow the right procedure and avoid unnecessary costs, delays or stress.
