About Giles Peaker

Giles Peaker is a leading and very experienced housing lawyer. He is based in London and is a partner at Anthony Gold Solicitors LLP. He is known for his expertise in all aspects of housing law, including landlord and tenant, leasehold, and public law.

Giles advises and represents leaseholders and tenants on build defects, fire safety issues, leasehold disputes, repossession, disrepair claims, poor housing conditions, and homelessness. He has developed particular expertise in group claims by leaseholders or tenants for poor conditions in blocks of flats.

A highly respected lawyer, Giles is regularly praised by his clients and peers. Legal 500 describe Giles as “an outstanding lawyer – dazzlingly clever, persistent, highly effective and cares deeply about his area of law”. Chambers and Partners state he is “fantastic” and “hugely knowledgeable and enthusiastic”. He was named Housing Layer of the Year in 2018.

As well as acting for clients, Giles has worked to improve rights to good housing conditions. He played a major part in drafting the Homes (Fitness for Human Habitation) Act 2018, which provided a significant step forward in ensuring tenants have a right to safe housing.

He is also a regular commentator on housing law in the media and edits the ‘Nearly Legal Housing Law News and Comment’ website.

Cases

Hotak v LB Southwark 2015

The Supreme Court appeal on how ‘vulnerability’ was to be considered for homelessness priority need. Giles acted for Crisis, who were given permission to intervene.

Rakusen v Jepsen 2021 and 2023

Appeals in the Court of Appeal and Supreme Court on whether rent repayment orders could be sought by tenants against the owner of the property, not just their immediate landlord. Giles acted for Safer Renting, who intervened in both appeals.

LB Croydon v Imam 2023

Supreme Court appeal on the extent of the local authority’s duty to secure suitable accommodation for those owed a full homelessness duty. Giles acted for Crisis who were given permission to intervene.
