About Sarah Cummins

“Landlord and tenant law is complex and always changing. It is my job to be an expert on changes to the law so I can provide my clients with specialist and practical advice. If you’re having problems with your private rented property, I will guide you through the law and be on your side when things become difficult.”

A specialist in residential landlord and tenant disputes, Sarah is a Partner and based in our London Bridge office.  Her practice involves complex possession actions, disrepair claims and disputes concerning the regulation and enforcement of private rented homes.  Sarah also advises on co-ownership disputes and cases involving trusts of land.

Sarah has extensive experience of cases involving Houses in Multiple Occupation (HMOs) including property licensing, management and council tax. She has represented landlords in tribunal appeals relating to licence conditions, improvement notices, prohibition orders and rent repayment orders. She often assists landlords navigate the complex rules that apply to HMOs and provides practical advice when problems arise with tenants or the Council.

Sarah has a particular interest in the student rental market and the distinctive requirements of the sector and has experience advising University teams.

One of Sarah’s strengths is vigorous attention to detail, an essential quality in landlord and tenant law where cases can hinge on a technicality. Her meticulous, methodical approach has resulted in her being involved in cases in the senior courts at the forefront of housing law developments. Sarah is not satisfied until she knows she has delivered work to the highest standard. She is reliable and committed to achieving the best results for her clients, who know that when she says she will do something, it will get done.
